The Fiscal Year 2012 assessment of a parcel of real estate is based on sales from calendar year 2010. The reports above will assist you in reviewing the assessment of your property to other properties in town.
One of the best resources available to you for reviewing your assessment from home is the online property database (http://data.visionappraisal.com/WAYLANDMA/DEFAULT.asp). To use this resource open the online data base link, under query by location enter your property address (be sure to abbreviate Street to ST or Road to RD or Lane to LN otherwise you will get the entire street). This search will result in an overview of the your property including parcel size, building area and building attributes. To review a sample of the sold properties similar to yours; click on Search for Similar Sale Properties. On the Sales Search Screen you will want to customize the search by first choosing the correct range of sales dates, enter between
01/01/2010 to 12/31/2010. The sales dates used to establish your current assessment. The system will prefill house style, land area, etc. scroll to the bottom and select search. Displayed will be a listing of arms length sales that occurred during the calendar year 2010. If you receive the message; "No Parcels Matched Your Criteria", go back to the previous screen and expand the search criteria by expanding the ranges listed. For example, if your land area is 2.7 acres expand range from between 1.35 and: 4.05 to between: .75 and 4.05, this expands the search to encompass parcels with smaller land area. The online property database will provide a sample of the sales used to arrive at the assessment of your property.
