Please come to the Building Department during regular business hours (Monday 8:00 A.M - 7:00 P.M. Tuesday- Friday 8:00 A.M. - 4:00 P.M.) on the 21st day after the date stamped on your Z.B.A. Decision to receive an original copy of your decision to record at the Middlesex County Registry of Deeds.
M.G.L. Chapter 40A Section 11 states in part "no variance or special permit, or any extension, modification or renewal thereof, shall take effect until a copy of the decision bearing the certification of the city or town clerk that twenty days have elapsed after the decision has been filed in the office of the city of town clerk and no appeal has been filed or that if such appeal has been filed, that it has been dismissed or denied,…is recorded in the registry of deeds for the county and district in which the land is located and indexed in the grantor index under the name of the owner of record or is recorded and noted on the owner’s certificate of title. The fee for recording or registering shall be paid by the owner or applicant".

Take original copy of Z.B.A. Decision to Town Clerk’s office for certification in accordance with M.G.L. Chapter 40A Section 11. |

Take copy of decision bearing the Certification of the Town Clerk, with recording fee to:

The certified decision will be stamped by the Registry of Deeds while you wait and a copy provided to you |

Hand deliver the certified stamped Z.B.A. decision to the Building Department. |

The certified stamped Z.B.A. decision will be on file for the subject property. Prior to the issuance of a building permit, proof of recording of the Z.B.A. decision must be on file. |
