Mission
The Town of Wayland has a five member elected Board of Assessors. The Board of Assessors has direct oversight of the Assessing Department and is required by Massachusetts Law to value all real estate and personal property subject to taxation. Assessed valuations are based on “full and fair cash value” as of the January 1st preceding each fiscal year.
Every year the assessors conduct market studies to determine what value adjustments are required to maintain property values to comply with the Massachusetts Department of Revenue (DOR) guidelines. The DOR mandates that every town fully update its property assessments each year. The updated property assessments are submitted to the DOR annually for its review and approval before Wayland’s tax rate can be set. Every three years the DOR audits the assessors' records and procedures for certification. The DOR’s last recertification of the town’s assessments and procedures was completed for Fiscal Year 2009. The next planned recertification will be for Fiscal Year 2012.
