Section-8 Voucher Rental Assistance

Section 8 of the Housing Act of 1937 authorizes the payment of rental housing assistance to private landlords on behalf of approximately 4.8 million low-income households, as of 2008, in the United States and territories. The largest part of Section 8 is the Housing Choice Voucher program which pays a large portion of the rents and utilities of about 2.1 million households. The U.S. Department of Housing and Urban Development (HUD) regulates and funds Section 8 programs. The vouchers are issued and administered by local housing authorities like the WHA. 

Participants in the Section 8 program pay rent share based on 30% of the gross monthly household income. The WHA pays the difference between the calculated tenant payment share and the lease rent directly to the landlord each month. 

WHO IS ELIGIBLE?
Section 8 Vouchers at the WHA are  limited to low-income families and individuals. The WHA determines an applicant's eligibility based on: 1) annual gross income; 2) whether the applicant qualifies as elderly, a person with a disability, or as a family; and 3) U.S. citizenship or eligible immigration status.

The WHA uses income limits developed by HUD. The WHA Section 8 program sets the lower income limits at 50% of the median income for Boston/Cambridge metropolitan area.
