******* FY 2024 TAX RATE & TAX CLASSIFICATION HEARING *******

The Town of Wayland Select Board will hold a Public Hearing on Monday, November 20, 2023 at 7:00pm in the Wayland Town Building, 41 Cochituate Road, Wayland, MA and remotely via zoom (link to be found on the Town of Wayland Website). The Board of Assessors will present data relative to the setting of the FY 2024 tax rate and its effect on taxpayers for the different classification of properties in Wayland. The Select Board will vote whether a uniform tax rate will be maintained for residential, commercial and industrial properties and whether an open space discount and/or residential and/or small commercial exemption will be approved for Fiscal Year 2024. In addition, Town officials responsible for preparing the tax recapitulation submission to the Massachusetts Department of Revenue will review and answer questions from the public concerning the proposed FY 2024 tax rate. Public comment will follow.
 
If residents are unable to attend the hearing in person or remotely, written opinions, may be sent to the Select Board, 41 Cochituate Road, Wayland, MA  01778, or by email to sbmembers@wayland.ma.us prior to November 20, 2023.

IMPORTANT NOTICE REGARDING EXEMPTION FILING

FY 2024 Applications must be received in the Assessors’ Office on or before April 1, 2024; 7:00pm.

Applications may be mailed (USPS), emailed (assessors@wayland.ma.us) or hand delivered to the Assessor's Office. Also, the vestibule entrance at the front of Town Building offers a "lock box" labeled “Tax Collector”. Please deposit applications in a sealed envelope for contents to remain confidential. Upon "lock box" opening, your envelope will be immediately delivered to the Assessor's Office for stamp date and action.

FY 2023 Assessment Information

Fiscal Year 2023 Tax Rate: $16.65 per $1,000 of Assessed Valuation.

FY 2023 began on 07/01/2022; ends 06/30/2023. In late fall of CY 2022, the DOR's Division of Local Services certified assessment values and tax rate. FY 2023 Preliminary tax bills (1st and 2nd quarters; "estimated" taxes) were determined for all properties based on FY 2022 total taxes paid plus 2 1/2%. FY 2023 Actual tax bills (3rd and 4th quarters; "actual" taxes) were based on the new certified assessments and tax rate; 3rd quarter tax bills were issued the last week of December CY 2022; 4th quarter tax bills will be mailed April 1, 2023.

FY 2024 begins 07/01/2023; ends 06/30/2024. FY 2024 is a recertification year. Throughout CY 2023, we will be working closely with the DOR's Division of Local Services, consultants, and others, reviewing land values and land curves, commercial and industrial neighborhood land factors. In addition, we will be very visible throughout the community with sales, cyclical and building permit inspections. Your cooperation will be greatly appreciated in achieving our Board's goal of "fair and equitable assessments". In advance, we thank you.

The Board of Assessors is a 5-member, elected board responsible for estimating the fair market value of all real property in Wayland. The Assessors' Office maintains property information and the current assessment of all real property in Wayland. All property valuation records are public documents; summary information is available on this website and the full records can be obtained at the Assessors' Office.

Meetings:

Meetings are streamed live on WayCAM, with all BOA members participating by teleconference. Meetings are currently scheduled as needed. Agendas are posted at least 48 hours before meetings as required by the Open Meeting Law. Consult the Calendar of Meetings for a current schedule.
