FISCAL YEAR 2020
ASSESSED VALUES and TAX RATE AVAILABLE
The Fiscal Year 2020 assessed values were finalized in late fall and the new tax rate of $17.76 per $1,000 was approved by the state on 12/11/2019. The values and relevant property sales used to determine values have been posted. The link is on the left side of the main page: Assessment Information—FY2020.
In accordance with state law, this is an estimation of the fair market value of a property as of January 1, 2019 (adjusted for ongoing construction to your property through June 30, 2019, if applicable). The basis of the assessments is actual sales during calendar year 2018, with salient features of those properties analyzed and then applied to all properties. Sale prices in town have been increasing for several years; as a result, Fiscal Year 2020 values of single families increased on average about 5-6 percent compared to Fiscal Year 2019 while residential condominiums increased on average about 2-3 percent.
If you have questions regarding your proposed assessment please call (508)358-3788 or stop by the Assessors’ Office at the town building during office hours: Mon. 8:00 AM to 7:00 PM, Tu – Th 8:00 AM to 4:00 PM, and Friday 8:00 AM to 12:30 PM.
ONGOING PROPERTY INSPECTION PROGRAM
By state mandate, the Board of Assessors is required to attempt an inspection of all properties at least once every 10 years. By Wayland Board of Assessors policy, the time period is at least once every 6 years. This process is known as a cyclical property inspection program. On an ongoing basis, employees of the Wayland Assessors’ Office and sometimes hired contractors will be visiting properties that are due to have an inspection.
Also, properties with construction activity (e.g., new construction, additions, finished basements, remodelling, etc.) are required to be inspected. If your home has building permit activity ongoing or recently completed, you should expect a visit by an assessor within the next few months.
Thirdly, it is very important that recent sales be inspected. Having the most accurate data possible for those properties allows for the best analysis of the sales in a given year, which in turn allows for more accurate valuation of all properties in town. Therefore, the office's ongoing sales inspection program is a key component of the overall property inspection program.
Finally, office staff are always willing to inspect a property at the owner's request. Sometimes property owners have questions about the data are accurate or just want to make sure that their property information is correct.
The assessor will ask to do a full interior and exterior inspection in order to verify the accuracy of assessing records. At the least, an exterior inspection and front and rear photos are planned for all properties. A door hangar will be left if there is no answer at the door. Inspections generally take only about 10-15 minutes. If you prefer, you are invited to contact our office to schedule an appointment for an inspection.
