Fee Schedule

Effective July 1, 2003

Please Note:

All fees are payable to the Town of Wayland.  Fees may be waived per §302.7 of the Board’s Site Plan Review and Approval Regulations.  If you have any questions or recommendations, please contact the Town Planner.

  • Filing Fee is non refundable.
  • Review Fee includes the notification of abutters and covers the review costs for the Planning Board’s Engineering Consultant and other professional services as required.  Unused portion of Review Fee is returned to applicant.
  • Construction Inspection Fee covers the inspection costs of the Planning Board’s Engineering Consultant and Town Staff during the site construction phase of a project.  Inspections by Staff are determined by an hourly rate established annually by the Board.  Unused portion of Construction Inspection Fee is returned to applicant.

Aquifer Protection District Regulations
(Ref. §198-1606.10 and §300-7)
  • Filing Fee — $50 for residential uses, $500 non-residential uses, and $1,000 for Special Permit Uses. No filing fee if other filing fee is required.
  • Advertising Fee — $25 payable to Community Newspapers.
  • Review Fee — $1,000 review fee deposit and all actual review costs to be paid prior to the filing of the decision, unless required as part of another Planning Board Review Process. For residential uses, the actual cost of advertising public hearing and notifying Town boards is required to be paid prior to the filing of the decision.
  • Construction Inspection Fee — $1,000 deposit and all actual review costs to be paid prior to certification that the project is complete. The Planning Board may waive the Construction Inspection Fee for residential uses or when other approval processes require such fees.
Conservation Cluster Development Regulations

  • Filing Fee — $1,000 filing fee.
  • Advertising Fee — $25 payable to Community Newspapers.
  • Review Fee — $3,000 review fee deposit; all actual review costs to be paid prior to the filing of the decision.
  • Construction Inspection Fee — $4,000 inspection fee deposit and all actual review costs to be paid prior to certification that project is complete.
Mixed-Use Overlay District — Master Special Permit

  • Filing Fee — $2,000 filing fee.
  • Advertising Fee — All actual advertising costs to be paid prior to the determination an application is complete.
Mixed-Use Overlay District — Phase 1 Site Plan Approval

  • Filing Fee — $2,000 for each separate Phase 1 Site Plan submission.
  • Advertising Fee — All actual advertising costs to be paid prior to the determination an application is complete.
Mixed-Use Overlay District — Phase 2 Site Plan Approval

  • Filing Fee — $500 for each separate Phase 2 Site Plan submission.
  • Advertising Fee — All actual advertising costs to be paid prior to the determination an application is complete.
Scenic Roads and Alterations of Trees and Stone Walls on Town Ways
  • Filing Fee — $50.00, no fee for Joint Scenic Road Tree Hearings administered by the Tree Warden.
  • Advertising Fee — $25 payable to Community Newspapers. 
Senior Housing Overlay District
(Ref. §198-2105.1.1.1 and §198-2107)
  • Filing Fee — $2000.
  • Review Fee — $4,000, with all actual costs to be paid prior to endorsement of plans.
  • Construction Inspection Fee — $4,000 deposit with all actual costs to be paid prior to final release of security deposit and certification that project is complete.
Site Plan Approval (SPA) — Determination that SPA is Required/is Not Required

  • Filing Fee — None.

  • Filing Fee — $750, but none if Zoning Board of Appeals (ZBA) administers SPA.
  • Advertising Fee  — $25 payable to Community Newspapers.

  • Construction Inspection Fee —  $2,000 deposit and all actual costs to be paid prior to issuance of Certificate of Occupancy.
Site Plan Approval — Major Amendment or Revision

  • Filing Fee — $100, plus $50 for each additional building lot.
Subdivision — Preliminary Plan Submittal

  • Filing Fee — $750 or $1.50/ft of proposed road, which ever is greater.
  • Review Fee — $2,000 deposit with all actual costs to be paid prior to filing of decision.
Subdivision — Definitive Plan Submittal
(Ref. Subdivision Rules and Regulations Section III B. 2.)
  • Filing Fee — $2,000 when no preliminary plan is submitted or $1000 plus any unpaid preliminary subdivision fees.
  • Advertising Fee — $25 payable to Community Newspapers. 
  • Review Fee — $3,000, with all actual costs to be paid prior to endorsement of plans.
  • Construction Inspection Fee — Per section VI. D. of the Planning Board’s Subdivision Rules and Regulations, a $4,000 deposit is required prior to commencement of construction with all actual costs to be paid prior to final release of security deposit and certification that project is complete.
Subdivision - Modification to Definitive Plan
  • Filing Fee — $500.
  • Advertising Fee — $25 payable to Community Newspapers.
  • Review Fee — $1,000 deposit, with all actual costs to be paid prior to endorsement of plans.
  • Construction Inspection Fee — $1,000 deposit with all actual costs to be paid prior to final release of security deposit and certification that project is complete.
Wireless Communication District — Special Permit and Site Plan Approval

  • Filing Fee — $1,000, but none if Zoning Board of Appeals (ZBA) is the SPGA and administers SPA.
  • Advertising Fee — $25 payable to Community Newspapers. 
  • Review Fee — $2,000 deposit and all actual costs to be paid prior to filing of decision.
  • Construction Inspection Fee — $3,000 deposit and all actual costs to be paid prior to certification that the project is complete.
Freedom of Information Act
  • Copies, Reproduction, Printout Fees — $.20/page for copies; actual costs for other material such as maps depending on fees set by Surveying Department, including staff time for copies.
Notarizing of Documents
  • Fee — $2.00 to Notarizing Documents.
